BEACON POINT SELLS ITS LAST 352 MW — IREN BANKS $2.8B THE SAME MORNING. 949 MEGAWATTS CONTRACTED, NOT ONE POINTED AT A BLOCK.

Two Bitcoin miners spent Monday morning telling the market what their megawatts are worth, and the answer had nothing to do with hashrate. Hut 8 signed a second 15-year, $9.8 billion lease at Beacon Point in Nueces County, Texas — 352 MW of IT capacity, substantially the same terms as the May lease, to the same investment-grade tenant, which just doubled its footprint on the campus to 704 MW. That fully commercializes the 1-gigawatt site and lifts campus base-term contract value to $19.6 billion, with three 5-year renewal options per lease carrying it to a potential $50.2 billion. Across the portfolio Hut 8 now holds 949 MW contracted — 704 at Beacon Point, 245 at River Bend — for $26.6 billion base-term and better than $1.75 billion in expected average annual NOI. IREN ran its own version of the play the same morning: $2.8 billion in new multi-year cloud contracts, 2026 AI cloud ARR target lifted from $3.7 billion to north of $4 billion, roughly 85% of it already under contract, customer prepayments covering about 45% of the associated GPU capex against $7.6 billion of cash on hand. Both stocks ran double digits.

The Technologist read is not in the stock move. It is in the unit. Hut 8 secured Beacon Point power-first — 1,000 MW locked under an interconnection agreement with AEP Texas before a single lease was signed — then sold that position into NVIDIA DSX racks. IREN went from roughly 3 MW of self-built AI capacity to 480 MW delivered this year, with 1.2 GW targeted for 2027. These are the same megawatts the network competes for. The security budget and the AI bid now draw from one pool, and the AI bid is showing up with 15-year investment-grade paper and prepaid capex. Hashrate has to win that auction every block, at the clearing price of the hardest money, with no counterparty and no lease term. Bernstein’s framing — that the miners’ energy access is a structural edge in the AI buildout — is correct, and is exactly the problem. The edge is real. It is just no longer pointed at the protocol.
